The Calderwood Valley development covers approximately 700 hectares and will ultimately be home to 12,500 residents. The master planned community incorporates residential lots, open space, as well as land designated for retail, commercial, business and light industrial development.
Orion was engaged by Lendlease to provide project management, construction management and civil design services across multiple stages of the project. Orion has also supported Lendlease in a development management capacity during periods of peak workload.
On the back of strong market conditions, and successful early trading on the project, it was important to maintain strong momentum for the:
- Delivery of approved development,
- Forward planning of future stages.
Whilst the topography of the site is one of the project's greatest assets, in terms of the presence in the landscape, it also presented its challenges throughout the project lifecycle.
The successful delivery of a master planned community requires a collaborative approach across all aspects of the project. It involves robust stakeholder engagement, and on this project Orion has actively engaged with Shellharbour City Council for the project.
Orion continues to work closely with Lendlease, and the broader stakeholder group, on several projects in a project management and principal’s representative capacity. The projects have involved residential subdivision, lead-in infrastructure, parks and open space, and riparian corridors.
Orion managed the delivery of the Sprout Community Hub and the Sales Centre from which the project team now operates.
Most recently, Orion managed the delivery of Stage 3C1, finalising the subdivision certificate while actively assisting the construction team onsite. This ensured the project met milestones aligned with Lendlease’s business priorities.
