Set within the strategic Mamre Road Precinct in Western Sydney, the Aspect Industrial Estate is a transformative 56-hectare development consisting of nine industrial lots and offering a gross floor area of approximately 250,000 sqm.
With four internal link roads and a newly constructed signalised intersection providing direct access to Mamre Road, the estate plays a key role in driving Sydney’s industrial growth corridor.
Orion was engaged by Mirvac to provide comprehensive project management and superintendency services across the delivery of the estate’s infrastructure.
In addition, Orion took the lead role in the design and management of the new signalised intersection—from initial concept through to practical completion.
To meet tight program constraints and key stakeholder milestones, Orion adopted a highly agile and proactive delivery model. Key actions included:
- End-to-end management of infrastructure works under accelerated timelines, ensuring seamless coordination across contractors, authorities, and client teams.
- Authority liaison and approvals involving the preparation and management of complex submissions with both local Council and Transport for NSW (TfNSW).
- Utility coordination to facilitate timely approvals and integration into the broader project schedule.
- Risk foresight and mitigation to ensure construction continuity and regulatory compliance.
Through Orion’s expert leadership and integrated project team approach, several major milestones were successfully achieved:
- Design and delivery of a temporary signalised intersection – a pivotal access point that enabled early works commencement and future-proofed long-term logistics.
- Securing of the Subdivision Works Certificate (SWC) – a crucial regulatory requirement that kept the project on schedule.
- Contract administration across multiple work fronts – delivered with clarity, consistency, and efficiency.
- Lessons learned workshops – led by Orion as part of a broader commitment to continuous improvement and client value-add.
Orion’s approach supported efficient project delivery by identifying potential risks during both planning and construction, and by contributing to the development of practical solutions.
The team was responsible for designing and managing the temporary intersection access, from concept through to completion – meeting a key milestone in the project’s timeline
Orion also assisted in securing the Subdivision Works Certificate (SWC), which helped the project stay on track and meet key deadlines and stakeholder requirements.
The superintendency team administered the contract, including multiple work fronts and separable portions, helping maintain coordination across the project.
Additionally, Orion facilitated the lessons learned process, including documentation and workshops, as part of a broader focus on continuous improvement.
