The Gables, B Central (stages 1 & 2) consists of 227 residential lots within the Hill’s newest suburb, The Gables, located between Box Hill and Maraylya. The B Central release contributes to Stockland’s residential project vision, and also closes up a key pocket in the master planned community.
Orion’s role with this project continues its longstanding presence in The Gables precinct.
Orion were engaged to provide construction project management and superintendent services for The Gables precinct, B Central project. The services included contractor tender review through to subdivision certificate for registration.
The project team applied their expertise across every stage of delivery, including:
- The assessment and recommendation of the preferred tenderer
- Contract administratio, and ongoing monitoring of the contractor’s activities
- Monitoring of safety measures and productive construction methods.
On completion of the physical works, Orion used their knowledge of local government requirements and strong working relationships with utility providers and local authorities to drive the close-out and sign off of the project. This proactive approach helped the team to secure the subdivision certificate in time for the client’s required registration deadline – meeting a critical project milestone.
Construction for Stage 1 commenced in October 2024, followed by Stage 2 in February 2025, with practical completion of civil works for both stages achieved by May 2025.
To expedite the construction process, Orion worked closely with the project manager to drive timely plan approvals and provide clear guidance to the contractor. The methods used to fast track progress included:
- Separating the Civil Works Certificate (SWC) and Section 138 approvals
- Bonding unnecessary works for commissioning
- Increasing the contractor’s crews for key activities throughout the project timeline.
Given the tight program, Orion was focused on construction timelines and cost control. The team reviewed and scrutinised construction methods and expenses to make sure the project stayed on track and met critical deadlines.
In addition, the project required careful planning to navigate site constraints, including live traffic and pedestrian access, nearby parks and schools, and occupied neighbouring homes.
Orion was a proactive project partner that provided close coordination with the project team, contractor, and consultants. Orion’s strong working relationship with local council and utility providers meant smooth completion and delivery, reducing the risk of delays during critical phases of the project.
Orion’s superintendents added value through risk and opportunity identification, acceleration strategies, WHS&E monitoring, and ongoing cost and program analysis. The service provided went above and beyond just contract administration, instead helping to drive project performance and ensure the delivery by the client’s goals and deadlines.

Orion was engaged to oversee the construction of a 227 lot residential subdivision delivered over two stages. Due to a tight delivery timeframe and site constraints, this project required careful planning and expertise in construction methods.
