294 Annangrove Road is one of the larger and more prominent industrial subdivision projects in Sydney’s North West, transforming a former rural holding into a modern, serviced industrial estate. The project involved the subdivision of land to create 15 business/light industrial lots and two residue lots, with new internal roads and associated infrastructure, supporting the ongoing growth ofSydney’s industrial corridor.
Orion Group was engaged to provide comprehensive engineering services across the planning, design, and delivery of the estate’s infrastructure. Orion Group’s role included urban design, detailed civil engineering, project management, and construction superintendence, ensuring the project met all authority requirements and was delivered to the highest standards.
To meet project milestones and regulatory requirements, Orion Group adopted a proactive and integrated delivery model, including:
- Urban design and subdivision layout to maximise industrial land use
- Detailed design of roads, drainage, earthworks, and utility servicing
- Management of authority approvals and coordination with The Hills Shire Council, Sydney Water, TransGrid, and other service providers
- Preparation of all DA and Construction Certificate documentation
- Project management of surveying, demolition, earthworks, and construction
- Environmental management, including erosion and sediment control, biodiversity offset implementation, and landscape buffer delivery
By aligning Council requirements with site constraints, we delivered a fully compliant and market-ready industrial subdivision.

- Heavy vehicle compliant road and lot layouts (B-doubles)
- Industrial grade roads, pavements, and turning radii

- Optimised earthworks to minimise cut/fill and wall heights

- Delivered a 4.45ha Biodiversity Stewardship Site
- Achieved all deferred commencement conditions

Our team’s experience enabled us to optimise the subdivision layout and earthworks strategy, maximising developable area while strictly adhering to Council’s controls on finished surface levels and the allowable heights of retaining walls. This was particularly challenging given the site’s undulating topography, the presence of existing trunk roads, and the constraints imposed by high voltage transmission infrastructure traversing the site.
