Redgum Ridge Estate is a long running residential subdivision in Figtree, NSW. Orion’s involvement began in 2010, formerly under K F Williams, with the broader estate ultimately made up of 14 stages and approximately 205 lots.
The Western Precinct (Stages 1-6) known as The Grange Estate has been available since 2023 and forms a separate partitioned area of the estate, offering larger residential lots in a highly desirable rural style location.
Orion was engaged to provide survey services to support the completion of civil works and the registration of the Plan of Survey for the Western Precinct, Stages 1-6. This included Work as Executed site survey and the preparation of documentation required to support plan registration and subdivision certification.
The scope of engagement included:
- Liaising with the civil contractor to review completed works
- Undertaking Work as Executed Survey and providing Registered Surveyor endorsed redline design plans
- Calculating and marking lot boundaries and easement boundaries
- Verifying Development Consent and service authority conditions that apply to the Plan of Survey
- Preparing the draft 88B Instrument under the Conveyancing Act and seeking the relevant approvals and endorsements
- Issuing the final Plan of Survey
- Liaising with the Orion team to confirm issue of the Subdivision Certificate
- Lodging and gaining registration of the final Plan of Survey, and advising the client when complete
Stage 1, completed in 2023, established the road pattern as constructed, including a lead in public road connection from the existing estate.
Stages 2-6 completed the subdivision of the remaining sites, and the finalisation of the estate for marketing and sales.
Orion worked closely with the civil contractor, client, and the project team to support a coordinated and timely outcome. The approach was focused on collaboration, practical survey advice, and careful review of survey and authority requirements to help progress the subdivision through to registration.
Given Orion’s (and prior to that KFW’s) long history with the project, the team brought strong project knowledge to the final stages of the project. The client benefitted from the continuity from the earlier subdivision works through to the completion of the Western Precinct.

By working closely with the contractor, approval authorities, and the project team, we helped create an efficient pathway to plan registration and a positive project outcome.
